Government compliance docs;

Emergency Plan: An Emergency Plan is required to be provided by the Park under regulation.

 

Notwithstanding any lack of experience or knowledge to provide or implement emergency procedures or to train and test residents on that procedure the act compels the Park to do this.

Should residents wish the park to engage professionals to satisfy this Gov requirement the park will impose a special rent increase to cover this new cost. In the alternative the Park and home owners may jointly consider the relevancy of this regulation to our particular situation and agree a procedure and train for it. therefore a selection of home owners agreed the following to be adequate. If any home owner considers this plan inadequate please put your concerns in writing to the manager. 

 

Emergency Procedure; 

 

Get to a safe place and dial 000.

 

Training and Testing; 

 

Residents please contact the manager to undergo your gov mandated compulsory training by the manager on the above procedures.

Maintenance and Capital Replacement Plan;

Maintenance timing and extent is at mangers discretion. 

No new park assets are planned.

Existing assets are maintained fit for the originally intended purpose.

Comparison Document; 

Site rent from sept 1 2024 to 31 august 2025 is $258.23 a week before rental assistance.

Rent is increased annually in accordance with the act. There are no special inclusions in the site rent.

There are no communal facilities in the park; This park is for private quiet living in easy walk od the esplanade and beach. If you seek community activity and facilities Torquay Waters is not for you.
